Homeowner Checklist Details Six Signs of a Failing Roof

This video from GAF provides a checklist of items homeowners should be aware of with regards to a failing roof. Failure to address these issues early could lead to extensive water damage as well as wood rot or mold. More costly repairs may result.

#1. A leaking roof is one of the most obvious signs of damage to your homes roofing system. Leaks in your attic following a heavy raining may indicate problems with old flashing or the roofs underlayment.

Flashing is used to provide waterproofing sealant or divert water from objects such as skylights, vents or pipes that pentrate the roofing material. The underlayment layer protects against water seepage and is installed between the roof deck and the roof material (i.e. asphalt shingles).

2. Stains on your walls or ceilings is another sign of roof leaks. It may be the result of ice build-ups, or ice dams, which pushes water under the roofs shingles at the edge of the roof, or eaves, where it can freeze. This results when snow melts from the heat of the attic or sun and then refreezes when temperatures drop.

3. Peeling or blistering exterior paint due to a moisture buildup due to inadequate attic ventilation.

4. Shingle, siding or sheathing (i.e. plywood under roof and underlayment) decay can add to excessive moisture.

5. Asphalt shingles that appear discolored may mean a loss of granules due to age.

6. Curled shingles, or cracked or missing shingles is another warning sign.
