We were recently called to a home in Buffalo Grove with a flat roof over its garage. The home owner was deeply concerned since her house was in processes of being sold and the buyer’s house inspector noted a problem with water retention on the roof in his report. There were ponds (or puddles) of water on the roof after a rainfall.

Puddling water may be a normal condition for flat roofs or it can indicate problems in drainage due to severe structural problems or just a minor problem due to a clogged drain. Some water ponds are considered normal when rain water or water from melting snow evaporates within 48 hours. However, puddling water is problematic if the water remains on the roof after 48 hours since most roofs are not designed to support the added weight from the water.

In this instance, we found no evidence of a water retention problem at the Buffalo Grove residence since the water was gone within the 48 hour time period allowed. We did suggest applying two coats of a silicone roof coating sealer as a preventative measure against future complications and to extend the life of the roof.
